Hand it to us, or run it yourself

Full management

20% of accommodation income after platform fees

  • £295 to start: listings, pricing, guest messages, house manual, cleaning checklist, compliance check and fire risk assessment.
  • Guest cleaning fees aren’t included in our 20%.
  • One clear agreement: 12 months, then 3 months’ notice.
  • You have 14 days to cancel after signing.
How full management works

Set up and hand over

£495 once, no commission

We set everything up the way we run our own home, show you how it all works, and you run it yourself.

£895: set up, and we run your first month for you before handing over.

What’s included
  • A visit and assessment of your home.
  • Listings written and built on your own Airbnb, Booking.com and Vrbo accounts.
  • Your own booking system, on your own subscription, with guest messages, cleaning tasks and a checklist.
  • Pricing and availability, a house manual and house rules.
  • A compliance check and fire risk assessment.
  • Introductions to a cleaner and local trades.
  • A hand-over session, then 30 days of email support.

Equipment, photos and your software subscription are paid by you. We aim to finish within four weeks.

Every month

One clear statement

Every booking, the platform fees, our fee and what’s yours, by the month each stay ends.

Paid by you, at cost

  • Safety items such as smoke and carbon monoxide alarms, a fire blanket and an extinguisher. We fit them where we can, at no extra charge.
  • Cleaning and laundry: the cleaner invoices you directly. We check every clean.
  • Linen, consumables and repairs: trades invoice you directly, with no mark-up.

No VAT is currently added to our fees.
