How it works

20% of income after platform fees. £295 to start. No mark-ups, no VAT added.

From first chat to first guest

Four simple steps

  1. A free estimate

Tell us about your home and we’ll show you what it could earn. No obligation.

  2. We visit

We look round with you and tell you honestly whether it will do well.

  3. We set it up

Safety checks, photos, listings, pricing and guest messages, usually within a few weeks of signing.

  4. You’re live

We run it day to day. You follow every booking in your owner portal.

Then, every month: a statement of every booking, with the platform fees, our fee and yours.

What we do

Everything a guest touches, and the rest

Listings

Written and built on Airbnb, Booking.com and Vrbo, in your name, with photos, calendars and descriptions kept up to date. Your own booking website too, if you want one.

Pricing

Prices and minimum stays managed day to day for the best overall return.

Guests

Enquiries, confirmations, check-in instructions, help during the stay and reviews, with an emergency line out of hours.

Changeovers

Every clean booked automatically and checked against a checklist and photos; linen and consumables restocked.

Property care

Spot checks, and repairs arranged with local trades. We ask you first for anything over £150.

Compliance

Certificates on file, renewal reminders, and an annual fire risk assessment review.

Yours, always

Your accounts. Your money.

  • Your accounts: every listing sits on your own Airbnb, Booking.com and Vrbo accounts. You add us as co-host or manager; we never hold your passwords.
  • Your bank: every booking pays into your own bank account. Airbnb pays our share to us directly; for everything else we send one invoice a month.
  • No client money: we never hold your money or your guests’ money.
  • If you ever leave, you keep everything: your listings, your reviews, your guest history and your website domain.

Getting ready

What you’ll need

We take you through all of it, and carry out the fire risk assessment ourselves.

Before going live
  • A written fire risk assessment, with any actions done (we can carry it out).
  • Smoke alarms on every floor, and carbon monoxide alarms by any fuel-burning appliance.
  • A fire blanket and a suitable extinguisher.
  • A Gas Safety Record, renewed every year (if you have gas).
  • An Electrical Installation Condition Report (EICR), and PAT testing of appliances.
  • Furniture that meets the fire safety regulations.
  • Holiday-let insurance with public liability. We recommend Pikl, who specialise in it.
Your responsibility
  • Any consent you need to let your home for holidays, from your mortgage lender, landlord or freeholder, or insurer.
  • Tax on your letting income, which is yours to declare and pay.
  • England is introducing a register for short-term lets: when it opens, we’ll help you register.
Recommended
  • Professional photos: the biggest single difference to bookings (at cost).
  • A smart lock, so every guest gets their own code (at cost).
  • A smart thermostat, and at least three full sets of linen and towels for each bed.
